Before you list your house with him/her, ask the Realtor to look up listed properties for you in your neighborhood. Give this Realtor criteria which would match your house. Now ask him/her to show you 5 out of those properties. Let the Realtor pick those properties. Go and look at them with the Realtor in person. Put yourself in Buyer&#039;s shoes and be honest to yourself. Pick the house you would buy if you would be a buyer and not a seller.This will answer a lot of your questions. Since now you compare your own house to the house you picked (the house you would buy if you would be a buyer) - it will also give you a price idea for your own house and it will show you what the listing needs to say and to offer that it is being picked by a Realtor to show to her/his clients/Buyers. Try and make your open floor plan open up.  Look at the color and make sure the place is bright and cheery.  Some Realtors say to remove photos and personal stuff, over to you on that.  We left some up in our place.
