What are the most important things for a house to sell quickly?

The housing market here is like everywhere else, no-one has money but houses are at good prices. My husband and I live in a 2 bedroom, 1 bathroom house with an open floor plan and about 1000 sq ft. We will need to sell our house quickly but the move is unexpected and we dont have a ton of time to prepare. What should we focus on as far as staging the house, doing small touchups here and there and when advertising the house to get the most money out of the deal but also sell quickly. Mostly we just want to pay off the mortgage and get some money for the closing costs for the next house we get into in Georgia. Help! We need advice? What should we do to maximize this sale?

Pick a good Realtor, a Realtor who love his/her job and is willing to work with you and for you. Before you list your house with him/her, ask the Realtor to look up listed properties for you in your neighborhood. Give this Realtor criteria which would match your house. Now ask him/her to show you 5 out of those properties. Let the Realtor pick those properties. Go and look at them with the Realtor in person. Put yourself in Buyer’s shoes and be honest to yourself. Pick the house you would buy if you would be a buyer and not a seller.
This will answer a lot of your questions. Since now you compare your own house to the house you picked (the house you would buy if you would be a buyer) – it will also give you a price idea for your own house and it will show you what the listing needs to say and to offer that it is being picked by a Realtor to show to her/his clients/Buyers. It might be as simple as a higher than usual commission or other incentives.
If you decide to go this route and if you are happy with the Realtor you used as your "interactive" marketing tool – please give the listing of your property to this Realtor (: that would only be fair.

Remember – buyers need to be able to look at your home and be able to see how their furniture and belongings will look and fit.
