My husband and I would like to sell our house without a Realtor. I understand that the process can be a difficult one. Any tips to make it sell faster? I will appreciate anything, from staging my house to any monetary advice you can give me or even any "deals" we can throw in there. For example, is it a good idea to pay for the closing costs since we don’t have to pay a Realtor? Thanks for any info you can give me ![]()
The first thing a buyer will ask for is a percentage off your price because you aren’t using a Realtor, so I wouldn’t offer to pay closing costs up front. If the buyer wants that, they’ll put it in the offer, but that comes off your bottom line, so it better be a darn good offer.

Do what a Realtor would do, market the property. Advertise, make flyers, hold open houses, get the home on websites.

Hi,
the only advice I can give u is to do many open houses and make ur house open and un cluttered. Give the walls a warm color treatment. Don’t have fake plants around, keeping any cupboards in the kitchen free of appliances, make the rooms look cozy and inviting. Keep all things personal out of the viewers site. They want to picture themselves in there not seeing your stuff lying around. Also CLEAN! lol make sure the home is spotless! Sometimes if u have a nice coffee table in the living room, light a few tea candles on it to make it look warm. You are better off spending a little money now, when in the out run you are going to make a lot. I don’t think you are going to need a realtor, just some common sense things. Imagine yourself as the buyer and see how things change before your eyes. You really can critize yourself then and know what to change. Another ADVERTISE! People are not going to know you home is there unless you advertise it! Let it be known! Put an ad in the paper, add online, bulletins, anything known for people to come and look. I haven’t sold myself, but unless you’re in quick need of money, the buyer’s market might just be around. I wouldn’t sell now either.
But ok, let’s say you’ve decided to sell no matter what. Consider your price, and STICK WITH IT. Any offer lower is a minimum $10-20K difference you’ll be crying over later, that’s more than you make in 1-4 months, so why not just wait on it to come?
And yes, take some time and money to stage the house if the location isn’t perfect, don’t try to fancy up words if you advertise in print, people can tell if you’re desperate to sell it out vs. your house will sell itself.

Becky I give you credit for wanting to save money, but will you in the end when you home hasn’t sold and you’ve spent money advertising it and promoting it to what a hand full of buyers who at the moment are non – existent!
Yes I’m a Realtor.
Well what I suggest is making sure you have all maintenance of the home up to date, anything that needs repair, fix it now. Clean, paint, and organize every room. Anything that you are not going to need, pack it away now. Remove most, if not all pictures and especially any religious items from walls. Take a hard look at the curb appeal and do what you can without spending a lot of money. Put flowers by the front door. Ask the best price in the neighborhood, have the house be in the best condition in the neighborhood and you might get lucky.
But I do want to prepare you for what will happen, and that is low ball offers. Because you aren’t using a Realtor buyers assume you’re cheap and they will want the full 7% off the price you’re asking, plus closing costs. I’ve been doing this for 20 years, and it happens everytime. Now if you can take that kind of insult and rejection, move forward with your FSBO idea.

Please email me for tips on how to sell yourself. I work with For Sale by Owners on a daily basis and answer most of your questions. Its hard to answer here sometimes because I can be long winded. If you check my other answers you will see why I’m asking for email.

Three big things that help sell a house:
Curb Appeal. Get a landscaping company to come in a tend your front yard. Maybe some new flowers. If the potential customer drives up and goes "Wow," that house is already sold to them.
Kitchen. The kitchen is often a ma jot selling point. Make it seem as large as possible and keep it clean. Make sure everything is put away before a viewer arrives. Let them see as much counter top as possible. You might also look for a large mirror to hang on a wall to help give the illusion of more space.
Bathrooms. We all spend way more time in the bathroom than we like to think about. Make sure that yours is clean, brightly lit, clean, none of your shampoos etc. are on the counter top, and make sure it’s CLEAN! Again, you want the bathroom to feel as large as possible. Look into a mirror or a reflective item near a candle (possible scented) to give the room even more light and size.
Keep on top of these three things and you should do well.
Nothing beats a good Real Estate Agent though…

I always like *Hollywoods* advice and I would take her up on it. Like her Im long winded too.
But I will add one thing to what she is going to tell you. I would call every single loan officer in your state. You might only need to make 1 phone call. I had somebody call me last week saying they were selling their house so they wanted me to do a loan for their new house. I said who is your agent. They said I want to try FSBO first. I said okay whats the price? They told me. I called 3 people and had it sold in 2 hours.
I have at least 10 people that I know that will buy houses from a phone call. I got 2 loans out of it. Right now on my desk I have approved loans, but since what happend in the mortgage market they have to buy something smaller. I have at least 4 or 5 of those. Im literally looking for loans or calling agents. I want their loan to close. I dont care what house they buy.
Thats just 1 person. Imagine if you call 10 or 20 loan officers. They might recommend a real estate agent, I would I like to give referrals, but most of my loans they already have the buyer side locked up. So the Agent is happy to take it, or take 3-3.5% on top of what you were going to sell it for.
Dont take agents totally off the table, pay them if they bring you a buyer. And that buyer might come from a loan officer.
Sorry Long Winded. They just dont give me enough room, and its bad I type really fast. Thats why my spelling/grammar are bad. *smile*

Sorry but in todays market you need every single advantage you can get and one of those is using an Agent.
Skip the open houses all they bring in are people who want to see what you have and I have even heard people say the go to open houses JUST for decorating ideas. Plus they are rarely qualified to buy the house anyway. An agent will weed out those people and keep everyone from tramping through your home.
Then ESPECIALLY right now they can also weed out those who could not qualify for a loan in a million years and there are wayyyy to many of those to get yourself tied up for months while the potential buyer is out trying to get a mortgage with a 500 credit score. The Agent will keep on top of or even demand a preapproval letter from a lender BEFORE they even write up a contract.
It is real easy to say they charge to much but honestly right now your home will sit there with people who expcet to see you lower the house price by the amount of the commission anyway.
Oh and to the poster who wants to take care of these matters in private emails, excuse me but my alarm goes off when that happens, if you have knowledge share it with us all!
