Staging a house correctly?

I was told that when you are selling your house and you have people due over with a realtor, you should leave some music on like jazz, etc. so that that house doesn’t have a dead silence or so that every little noise isn’t heard. Is that true? Also, is it ok to leave placemats on the kitchen island eating area or remove them? Thanks.

Ok I have bought quite a few houses and I find if music is on it is a big distraction. Leave it off and don’t bake any cookies or anything like that. Buyers become suspicious that you are trying to distract them from other smells or sounds. Just remove all unnecessary things and even family pictures should be gone. The buyer wants to imagine themselves living in your house so keep it plain and very simple. Get rid of any knick knacks and by all means set the table, not the island like you would if you were to have guests. If you only have an island leave it bare or fresh flowers in a vase. It looks nice. Turn on every light inside and outside. The house shows better. Put a Welcome mat outside and pay close attention to the street scape. How does the house look when you drive up to it. Would you want to go inside? Buyers get a feeling right away. Like the house or not just by driving up to it. Good luck I hope it all goes well for you.

    You can have the music on but not loud. I would remove the placemats.

    It never hurts to ‘dress’ a house when you’re selling.

    Fresh flowers always make a good impression, I’ve always like using roses…or if I was going to be home at the time, a Yankee Candle rose candle did the trick. But, some folks will swear by a sugar cookie scent. I’ve never thought about the music part, but it can’t hurt…but, a light jazz at best.

    If you’re going to have the placemats out, then go ahead and compete the setting with flatware, a napkin (in a ring) and glass, etc. Just make sure that your major appliances are clean…it never helps to have a perfectly clean stove top, only to have the prospect open the oven to see it hasn’t been cleaned in years.

    An often overlooked room(s) are the bathrooms. They should look perfect all the time. Picture perfect clean, matching towels hanging perfectly, etc. They really need to look like something out of ‘Better Homes & Gardens’.

    I would remove the placemats and not have the music on. Some people despise certain music, and really would rather run than go through the house and listen to it…also, leaving music on can backfire on your way of thinking showing people how the sound will travel from one room to another and possibly turning one away from purchase. I would not have music on, and definitely remove placemats. The island needs to stand alone and speak for itself.

    Before: It was really a mix of feelings. Some of them were like: * I gotta get this guy * Is everyone else ok? * What is he thinking? After I shot him and I knew that he was dead it was just a feeling of great relief. Relief because I knew that he was dead and he couldn’t hurt anyone else. It was also a kind of thankfulness because I knew my training finally paid off and I had done everything correctly.
