Conflict of interest or not - it is is not selling, list it with someone else or try it on your own for say 30 days.Offer seller concessions of up to 6 percent of the closing costs may help. Offer to pay the appriasal. Print up flyers to hospitals, factories, businesses, grocery stores, with the picture of your home. Listing price, selling price, give up some equity in the home if need be. Good Luck to you. DOM are high right now. Ask your agent anout DOM for your area to see what you can expect. It is a buyer's market, so be prepared for haggling.
References :
It’s too soon to panic, there is no need to go Rambo and there is no conflict of interest.

People are taking their times because they can, there is alot of inventory in most areas. My guess is that the public is looking at your house as being overpriced. Otherwise you'd have more than 2 people coming through. Have a talk with your agent about the price. Set a time frame for when the price needs to drop, i.e. if there are no serious buyers in two more weeks, the price goes down. Remember, if he's your neighbor, his house value is dependent on your house's value, so I can see where he may hesitate to let you go too low.
References :
Anything will sell, if it’s priced right.
