Tips for selling my house myself???

My husband and I would like to sell our house without a Realtor. I understand that the process can be a difficult one. Any tips to make it sell faster? I will appreciate anything, from staging my house to any monetary advice you can give me or even any "deals" we can throw in there. For example, is it a good idea to pay for the closing costs since we don’t have to pay a Realtor? Thanks for any info you can give me icon smile Tips for selling my house myself???

The first thing a buyer will ask for is a percentage off your price because you aren’t using a Realtor, so I wouldn’t offer to pay closing costs up front. If the buyer wants that, they’ll put it in the offer, but that comes off your bottom line, so it better be a darn good offer.

When staging a home should I or shouldn’t I decorate for the Holidays?

Just wondering if I should or just leave it alone. I don’t know if I can handle pulling out all the Holiday stuff either after packing all my knick knacks in the crawl space….. but if you told me Christmas decorations might help sell my home… then heck, maybe it’s worth dragging them out. I think I am skipping halloween and Thanksgiving decorations though…
I guess I can’t bring out my Santa praying to baby Jesus! LOL

Your goal in staging a home is to depersonalize the home as much as possible so any prospective buyer can see themselves living there. In light of that, decorating for the holidays seems counterproductive.
