I am wondering what the cost would likely be to hire a professional photographer to take photos of my staged house so I can put them all online.

I am in the San Francisco area.

Thanks!

It depends on the size of the house and what you’re looking to capture (sort of like picking a wedding photographer). My guess is anywhere from $3,000-$10,000.

Real architecture photography would require a more specialized camera (medium/ large format) that can compensate for the distortions made by the lens (via swing/ tilt/ risers controls). Those cameras usually cost $20,000-$60,000, not including lens and extra adaptors. And the photogs will camp out for day(s) just to capture the right natural lighting. That’s why architecture photography can be expensive.

I don’t know of any photogs in SF area, but try to find something comparable to these guys:

What are the best credentials for home staging?

Posted By: admin  //  Category: Home Staging

I am a trained interior designer and working for a realtor. I have been starting to take home staging jobs and just received my business license for this. I am very confident in my design, but am unsure as the best association to join. I would like to find the most accredited organization to become a part of. Does anybody have any advise to give on the subject?

Stick to your interior designing as you already have the staging thing more than covered.

Guys: Does it make you Angry that women try to Monopolize the Home Decorating?

Posted By: admin  //  Category: Home Decorating

A lot of women in general think they are entitled to do all the home decorating and also throw out a lot of their guy’s possessions. This is near the top of my hate list. What do you guys think about this? Doesn’t this outrage you? Are you just going to take that? If you pay for half of the rent or mortgage, don’t you think you have the right to decorate half of your residence the way that YOU like it?

Besides me not knowing one curtain from another If it were left up to me the house would be functional but not matched.

But I have learned to be careful. One woman I used to date asked to fix up my living room. Nothing matched but it was comfortable. I went on a business trip and came back 6 days later and had new paint, new curtains, new pictures on the wall, new carpet, new lighting and new furniture. Oh yeah and a bill for $23,000 since she hired professionals and did none of the work herself.

I did not think it was possible to spend that much money on a living room. As for you situation, which half of the bed do you like? Or would you perfer the sofa?

Selling your Home Realtor-free

Posted By: admin  //  Category: Staging a House

Ever considered selling your home without using a real estate agent? It may seem like a huge undertaking but if handled correctly and with the proper guidance, the process can be quite rewarding. If you have any friends that are realtors, try to pick their brains about the kind of things that they do when preparing a home for sale. They may try to get you to list with them but stick to your guns. Its going to be a good idea to make a list of things that need to be done in order to keep yourself on track.

Perhaps the most important thing that you are going to have to deal with will be the marketing process. Most realtors have a huge advertising budget that places homes in prominent view to local buyers. It can be difficult to compete with, but a smart FSBO seller can compensate for this by flat fee MLS listings, and proper newspaper coverage. Also try to find a national FSBO web site and list your home there. This is will not only give your home exposure to a national audience, but it will also make your home known to realtors. It is likely that you will end up dealing with agents in some capacity as buyer’s agents will undoubtedly have clientele interested in your home.

The next section of preparations are one that you would be doing yourself anyway. However, when representing yourself they become more important. This is the time for staging your home. Go on a cleaning spree and bring the kids with you! It’s important to get the house into ship-shape condition if buyers are going to be interested in making an offer. Be mindful of things like aromas in the house. Pets can be a major cause of odors in the home, so burning some scented candles during showings is a good idea. Also, before the showings start try to de-odorize the house as much as possible by getting rid of the source of the smells. This may mean leaving pets outside or better yet, with a friend or relative for the duration of the showing.

It also might be in your best interest to get a professional hand with the closing contracts and financial concerns. These can be tricky if you are not used to dealing with them. You want to be sure that you are not left hanging with unreasonable contracts or conditions on the sale.

How to Effectively Market Your Home

Posted By: admin  //  Category: Home Staging

You should keep in mind that it takes a lot of effort and enthusiasm and creativity to sell your home fast. In order to market your home effectively, it is first advisable for you to get a general idea of all the factors that are involved and then you can arrange for the missing pieces of the puzzle. The best marketing strategy you can use is to place your house in the market, before your competitors. You can beat them at attracting potential buyers. Planning a marketing strategy means taking into consideration all the elements that go into selling your home and then arranging them in a proper way.

Your main goal should be to flaunt your home to potential buyers, prove to them that your home is fully renovated and repaired, in a spick and span condition and worth the price set. Based on past experiences and the advice of the experts, there are five key factors to marketing your home effectively:

. Know your Audience: The first step to effectively marketing your home is to target the most suitable audience. The impact that house-price changes have on customer welfare depends entirely on the demographics of the market. Proper surveys should be held to appraise customer preferences that are related to buying homes, by dividing the market. This plays a major role in getting your marketing process started.

. Joining Partnership Programs: In general, buyers do not believe in the independent claims held by house owners or builders. So, to back your claims, you can work alongside sponsored partnership programs, to obtain particular certifications and to enhance marketing performance. Real estate prices are on a steady rise and buyers prefer to invest in high-performance and sustainable constructions.

. Marketing the benefits, not the features: A generic report has indicated that buyers are not very interested in hearing about the features of the property. Instead, they prefer to hear about the benefits involved. When you are selling your home, it is advisable to translate the worthy features that you have added to the home into benefits that the buyers will prefer. This proves to be extremely beneficial for marketing your home effectively.

. Finding and stressing on cost saving: The cost is one of the most important factors, when you are planning on selling your home. The addition of features that might compel your consumers into thinking that they will benefit is an extremely important marketing tool. Since your home is both, an asset as well as an unavoidable expenditure, the increase in house-price does not necessarily make the homeowner richer. In short, the change in the house-price has restricted effect on the house and the budget, in general.

. Staging you Home: Once you have drawn the customers attention, it is important to inform him about the additional benefits. Eventually, effectively marketing your home that qualifies it as exceptional is all about displaying and demonstrating respect for the buyer.

With sufficient effort and creativity, you can definitely attract potential buyers to your home with attention-grabbing posters and advertisements. In addition, real estate agents can provide the necessary help with the sale.
